Always ask to see the pack, you have a right to see it and doing so can save time and money.

Since 14 December 2007 every home put on the market, no matter what size, must have a Home Information Pack. It brings together valuable information at the start of the process such as a sale statement, local searches and evidence of title, which could save you money, time and stress. The Pack also includes an Energy Performance Certificate that contains advice on how to cut CO2 emissions and fuel bills.

Home Information Packs provide key information needed by buyers and sellers at the very start of the home-buying process, making transactions more efficient and less likely to fall through between offer and exchange. HIP documents give consumers a clear, up front picture of what they are buying and selling.

What's in a HIP?

When is a HIP not required?

As regulations stand, a HIP is not required in certain circumstances:

 

1. Where the property is not sold with vacant possession i.e. Tenanted;  

 

2. Where the property is of mixed use (residential & commercial) i.e.  A shop and a flat;

 

3. Where there is a portfolio of properties being sold together to a single buyer;

 

4. Where the property is non-residential;

 

5. Where the property is one that is used as seasonal and/or holiday accommodation i.e. where occupation is not permitted 12 months of the year;

 

6. Where the property is unsafe or is being marketed for demolition.
